In the San Francisco Bay Area, a combination of outdated zoning laws, slow construction productivity, and rising population has led to severe housing shortages and skyrocketing prices. This isn’t just a local issue—it’s a global crisis. Affordable housing is one of the most pressing challenges of our time, and it’s a key area where technology and innovation can make a real difference.
The world’s population is expected to grow by nearly 30% in the next 30 years, reaching almost 10 billion people by 2050. With 75% living in cities, we need to build more homes quickly while respecting the planet’s limits. That means constructing around 13,000 buildings every single day. We must support companies that are pioneering new solutions to this urgent problem.
Autodesk is doing just that. Today, we announced our investment in Factory_OS, a company redefining how affordable housing is designed and built. Their industrialized construction model is transforming the industry—delivering multi-family housing units that are 40% faster to build, 20% less expensive, and with 70% less waste than traditional on-site methods.
Factory_OS is bringing construction into the factory, not the field. Their approach streamlines the entire process, from design to delivery. This shift isn’t just about efficiency—it’s about creating better jobs and better communities. The factory environment offers stable work, competitive pay, and training for workers who may have no prior construction experience. Many of their employees come from entirely different industries, and they’re being upskilled to become part of the future of construction.
“Factory_OS was built with scalability in mind,†said Rick Holliday, CEO of Factory_OS. “Changing the way we build requires a complete transformation—from worker training to construction methods. Our model has the potential to create real impact, and Autodesk’s support helps us bring that vision to life.â€
Through this partnership, Autodesk is helping Factory_OS develop its Factory Floor Learning Center, a space dedicated to education, research, and policy development in industrialized construction. We’re also supporting the creation of a Rapid Response Factory, which will use advanced automation to deliver housing quickly after disasters or emergencies.
Kimberly Nettles, a Construction Change Agent at Factory_OS, shared her story: “I used to work as a waitress, but I wanted something more. The training here has given me new skills and a chance to contribute to something meaningful. I’m proud to be part of building more affordable homes for others.â€
